Home Inspection Services




Subscription packages
Each package starts with a one time initial Property Evaluation Plan and Procedure or PPEP fee to optimize efficiency and ensure the best possible inspections. We want to create your homes profile to help guide tailored maintenance health checks and process a plan for your specific home. To ensure quality inspection and thorough on-site evaluations, we use online data for a basic information check to note the year, size, and overall structural characteristics and details to better prepare the inspection team for your upcoming on-site home health inspections.
One time initial add on:
Price for Basic and Silver Packages $55
Price for Gold and Platinum Packages $85
12 month subscription term details
The total price for your chosen subscription will include the "Package Price" for that chosen tier (Basic, Silver, Gold or Platinum) and the one time PPEP as referenced above ($55 or $85) as well as any Add-Ons, such as additional square footage of your home that is not included in the package price (see pricing below).
Plus if there were any added "pay per services" requested during set-up you chose to include.
The Grand Total will then be processed with the applicable tax and divided equally over the 12 month yearly payment term starting from date of sign up.
Subscriptions set for auto renewal at the 12 month term ending date, unless you have cancelled the service prior.

Basic Home Inspection
Duration: 1–2 hours Price:
Price $150 (up to 1,000 sq. ft.)
Description: A one-time annual inspection covering your home’s core systems — roofing, foundation, plumbing, electrical, drainage, on exterior of home. Includes a digital report with photos and maintenance recommendations.
Silver Tier Home Plan
Duration: 2–3 hours per inspection
Price: $250/year (up to 1,500 sq. ft.)
Description: Two inspections per year for ongoing peace of mind. Includes roof, foundation, plumbing, electrical, and HVAC checks, plus visual mold and moisture assessment. Great for homeowners wanting seasonal maintenance coverage.


Gold Tier Home Plan
Duration: 3–4 hours per inspection
Price: $350/year (up to 2,000 sq. ft.)Includes all service that are in the Silver package with added features and services.
Description: Comprehensive bi-annual inspections with priority scheduling. Includes detailed testing of all major systems, attic and crawlspace review, and appliance efficiency testing. Comes with digital reports and follow-up reminders.
Platinum Tier Home Plan
Duration: 4–5 hours per inspection
Price: $475/year (up to 2,500 sq. ft.) Includes all service that are in the Gold package with added features and services.
Description: Premium coverage with three annual inspections, full structural evaluation, moisture and rot testing, HVAC and insulation efficiency checks, and a custom maintenance plan. Ideal for homeowners who want complete, proactive protection.
All tiers of the home health evaluation packages (Basic, Silver, Gold, and Platinum) each have a total square footage limit. Each package increases the sq. ft that it covers, which is included in that package.
However if you choose for example; the "Basic" or "Silver" package that includes 1000 s/ft for Basic and 1500 s/ft for the Silver package and your home is 2000 sq ft, then there will be an additional sq ft cost associated to each. Therefore the "Silver Package" is 1500 s/ft you would have an added cost for the extra 500 s/ft not included added in the amount referenced below of $50 making your yearly subscription cost $300 or if its 1000 s/ft added if you were to have chosen the "Basic Package" which only includes a 1000 s/ft. The increase will be rounded up to the nearest 500 s/ft , so add 1000 s/ft that becomes + $70 as referenced below making your yearly subscription cost $225 plus the initial one time PEPP (Property Evaluation Plan and Procedure) fee = $55.
Example "Basic Package" for a 2000 s/ft home first year subscription total = $280
This is for the amount of area that will need to be covered. Increases are higher cost per 500 sq.ft as the level of features in each packages are also more when the level of features and systems, grow with each tier. Added cost are as follows:
Basic Package add $35 per 500 s/ft over 1000 s/ft Silver Package add $50 per 500 s/ft over 1500 s/ft Gold Package add $75 per 500 s/ft over 2000 s/ft Platinum Package add $100 per 500 s/ft over 2500 s/ft.

Inspection Scope, Ratings & Disclaimer
All HomeGuard-PRO service tiers include photos, reference notes, and documented evaluations highlighting any areas that may appear questionable at the time of inspection.
Inspections are performed on most residential systems and components where applicable and reasonably accessible. As the inspection progresses, systems are evaluated and assigned an individual health and condition rating based on visual observations, available testing methods, and current condition assessment tools. We utilize modern technology and industry-accepted methods to assist in evaluating equipment and conditions at the time of service.
Each system is assigned an overall condition rating. A rating of Good indicates no visible or observable issues at the time of inspection and that the system appears to be operating as intended by the manufacturer. Lower ratings may indicate varying levels of concern, including conditions that may require attention. In rare cases, a rating may indicate an urgent issue that could pose a safety or health concern. When such conditions are observed, it is our responsibility to notify the owner or occupant. However, all decisions, actions, repairs, or remediation following our evaluation remain solely the responsibility of the customer.
HomeGuard-PRO inspections are limited visual evaluations and are not exhaustive. We are not responsible for any conditions, defects, or hazards that existed prior to the inspection, that were not visible or accessible at the time of inspection, that develop after the inspection, or that were not detected despite reasonable inspection efforts. Certain conditions may be hidden, intermittent, concealed, or may change over time, and therefore may not be discoverable during a standard inspection.
HomeGuard-PRO shall not be held liable for any injury, damage, loss, or harm resulting from conditions present in the property, whether identified, unidentified, documented, undocumented, or missed during the inspection. Inspections are not guarantees, warranties, or predictions of future performance or failure.
HomeGuard-PRO does not perform repairs, remediation, corrective work, or ongoing monitoring of any systems or conditions. Our services are strictly evaluative and informational in nature.
Customers are encouraged to point out any specific areas of concern to the inspection team at the time of service. Failure to do so does not create liability for HomeGuard-PRO.
Photographs included in inspection reports are for documentation and reference purposes only. The presence of a photograph does not automatically indicate a defect or issue. Many images are general reference photos of the property, including exterior elevations, structural components, and accessible areas.
All photos and inspection data are securely stored using encrypted storage systems and protected backups. HomeGuard-PRO does not utilize unsecured or publicly accessible cloud storage. All information related to your property is handled with confidentiality and reasonable data protection measures.

HomeGuard-PRO Booking & Cancellation Policy
1. Booking Policy
All inspections must be scheduled at least 72 hours (3 days) in advance.
Scheduling is based on availability and confirmed only after payment is received.
Rescheduling is permitted up to 48 hours before your appointment at no charge.
Missed or last-minute cancellations (under 48 hours) may incur a $50 rescheduling fee.
2. Subscription Coverage
Each subscription tier includes a set number of inspections per year as described in your plan (Basic, Silver, Gold, or Platinum).
Services must be used within the active subscription year and do not roll over.
Refunds are available only during the first 30 days of your initial subscription period.
3. Cancellation & Refunds
Cancellations made more than 3 days before the scheduled inspection are eligible for a full refund.
Cancellations within 3 days may be subject to a partial refund or rescheduling credit.
Refunds are processed within 7–10 business days after approval.
Subscription renewals are non-refundable once the new term begins.
4. Weather or Safety-Related Delays
Inspections may be postponed due to severe weather or unsafe conditions. HomeGuard-PRO will reschedule at no extra cost.
5. Satisfaction Guarantee
If you are unsatisfied with your inspection report, please contact us within 7 days of service for review. We will work with you to ensure accuracy and resolution.
