How It Works

It’s awesome that you’re being proactive about keeping your home in shape! We’ve set up a super simple, no-pressure process that keeps you in the driver’s seat the whole time. Here’s the quick rundown:

Step 1: Pick Your Plan & Flag Your Concerns For Your Custom Home Health Game Plan.

Step 2: Book Your Date!

Step 3. About 7–10 days after our scheduled visit, we’ll email you a custom "Home Maintenance Health Grade" along with a clear, easy-to-read plan. This will show you exactly what needs attention.

This includes the basics that hopefully you have been able to stay on top of,  and hopefully you end up with a clean bill of health. Congrats, you get a star for a job well done,  and a "keep up the good work"!  As we check all the boxes and go through our systematic evaluation with modern scanning an monitoring equipment, in all the areas of the home, we likely will find a few things maybe you didn't even know require attention.

Just think, if we notice a running toilet in a guest bathroom, that is rarely if ever used, that alone could be running up your water bill hundreds of dollars a month.  As a show of our appreciation and keep you from potentially having to make a service call to a plumber, we can usually tackle a  single small job like that on the spot,  by our more than capable inspection team. This is how we show you our instant value that our services offer, we go ahead and replace these free of charge.  There it is, we just you saved potentially thousands of  dollars over a year, if left unnoticed.

Now of course, we want your home to be textbook, likes its pampered daily, but the real life reality is, your busy and not running through the house with a magnifying glass and stethoscope wondering. We will pick through it, test, document, photograph,  and inspect the core systems and condition. No matter what we will make sure you'll be better prepared in case there are any issues, or point out the things that need attention to be hopefully begin proactively stopping any potential disasters before they erupt.

The best part? You don't have to clean or prep a single thing! We totally get how busy life is and only focus on the structure and maintenance areas. We’re non-intrusive and won’t usually go into personal spaces like bedrooms or closets, unless we need to check an issue like a leak in a nearby room. If there are any spots you'd prefer we skip, just tell us, and we’ll happily stay out of the way.

Tips for the best possible home visit:

Just hop on our online calendar and pick a date and time that fits your schedule. We just ask that you or someone you trust is there to let us in and allow us to do a thorough check of the whole house.-----The Initial Home Health Check-up

Think of it like a thorough physical! We’re just looking for those subtle hints or hidden risks you might not even know about. We check for health, efficiency, and point out any potential trouble spots.

After that, we’ll even set up automatic, regular follow-ups to track progress—no need for you to worry about keeping tabs on the calendar!

That’s all there is to it! We make home maintenance simple, transparent, and totally on your terms.

HomeGuard-PRO is here to help. Be in control. Be in the know.

As a homeowner, you’re likely diligent about the basics—mowing the lawn, touching up paint, and cleaning regularly. But what about the critical home maintenance tasks you don’t see every day?

Research shows that home maintenance frequently takes a backseat, even with the best intentions. In fact, a recent survey found that 60% of homeowners have postponed necessary maintenance or repairs, while 40% admit to paying for a major home repair that could have been avoided with better upkeep.

Still, it’s not just about avoiding costly emergencies—it’s also about maximizing the return on your biggest investment. According to research by Thumbtack, homeowners who do put in the extra care are rewarded: Well-maintained homes sell for an average of 10% more.2

Let’s explore 10 often overlooked home maintenance tasks and how they can save you thousands in long-term costs.

Our Service Tiers and Pricing Details

We start with a one time only initial  "Property Evaluation Preparation Process" or a "PEPP" fee. This is a one time set-up cost factored into the monthly subscription price. We use this to give you the best home evaluation possible, by doing a simple property information check to obtain the basic structural or landscape characteristics of your home. We cross reference any of our findings with any homeowners notes to confirm accessibility. Then along with any public property information we find, we note the year it was built, the overall materials used during the construction. We confirm the dimensions and any other online information that we believe would be beneficial to you and the inspectors during the home evaluation. This will ensure they are prepared accordingly with the correct tools necessary, to give you the most thorough and efficient home maintenance evaluation we can. The prices are as follows

Basic and Silver tier packages P.E.P.P cost  total $75

Gold and Platinum tier packages P.E.P.P cost total $95

(PEPP total cost will be incorporated into the yearly subscription price)

At HomeGuard-PRO, we offer several tiers to fit your needs:

Basic Tier: Starts $195         + One time initial Setup-up PEPP Fee + $75 - Total plus tax  $195 + $75 = $24.13 per month

Silver Tier: Starts $295       + One time initial Set-up PEPP Fee + $75 - Total plus tax $295 + $75 = $ 33.07 per month

Gold Tier: Starts $395        + One time initial Set-up PEPP Fee + $95 - Total plus tax $395 + $95 =  $43.79 per month

Platinum Tier: Starts $495       + One time initial Set-up PEPP Fee +  $95 - Total plus tax $495 + $95 = $52.73 per month

*

Cost for homes that go beyond the size allowance that is already included.

This is based on the floor plan /sq. ft. of the home. This will be added in increments  of 500 s/ft. then rounded up.

Each tier has a more involved inspection scope as you go from a "Basic Package "which covers the exterior only, to the "Platinum Package" which is fully involved from roof to crawlspace, and the interior inspection. As you move up each tier, the included home size to be covered also is increased, as part of the package.

(In other words, to add 1000 s/ft of size to the basic package may only add 30 minutes to the length of time on the property, yet an added 1000 s/ft to the Platinum package may add 1.5-2 hours more of the time we need to cover the property details.)

The price to add for each is as follows:

                        Basic Plan includes 1000 s/ft  -- add $65 for every 500 s/ft overage

                        Silver Plan includes 1500 s/ft  -- add $85 for every 500 s/ft overage

                        Gold Plan includes 2000 s/ft   -- add $125 for every 500 s/ft overage

                        Platinum Plan includes 2500 s/ft  -- add  $165 for every 500 s/ft overage

WHAT PEOPLE SAY

Stacey R.

"The evaluation was incredibly thorough and professional. Having a skilled home professional come to our home to assess environment for our father who was on oxygen and point out the moisture issues and what caused it. We were able to get rid of the mold issues and it gave our entire family immense peace of mind. We now have a clean fresh air flow in our home instead of a musty damp and moldy one. He didn't try to sell anything, just a straight forward moisture read in the crawl space and recommended a vapor barrier and a French drain with a sump pump. Because our grading and the water settling to one side, we never thought of it. He told us a simple thing like that the crawlspace vents were shut trapping the moisture in the crawl wasnt helpful either, just that made a massive difference but we ended up with a drain and pump for heavy rains.  We took his advise and literally it is like we have a new home, Thank you so much HomeGuard-PRO!"

Richard D

"I found this home health inspection extremely helpful. I had a few water spots and thought my roof was due to be replaced. The inspector took the time to listen to my concerns and what the reality was, as far as the overall condition and i had a few quotes. The roof was only ten years old and he told me that my shingles were 30 year and that a pipe boot would fix the leak. The roof companies made it seem like an emergency. Such a simple solution and saved me  tens of thousands! Everything has been fine ever since. I'll replace it when it really needs replacement. He was able to answer all my questions, and was accurate on them all. No hidden agenda here"

Ryder W.

"I am so glad we scheduled this home health assessment. We were preparing to do several major updates that I had bids for like flooring, all new windows and interior paint wall to wall. When the owner from HomeGuard- PRO came, he pointed out a few sketchy areas that existed that were actually code issues, and put us in contact with some groups he worked with and trusted. I'm so glad we did, the price was significantly cheaper. I really liked the crews doing the work. They were all very professional. He was a fellow Charlotte native about my age, so we made some connections. The groups doing the work were too, and what an amazing result! While the work was being done he actually came by to check the progress, he wasn't even making anything, and wanted to make sure that the work was being done right and we were happy. That is rare for someone to do. Not to mention the relief to catch these potential hazards early before they actually became dangerous"

All HomeGuard-PRO service tiers include photos, reference notes, and documented evaluations highlighting any areas that may appear questionable at the time of inspection.

Inspections are performed on most residential systems and components where applicable and reasonably accessible. As the inspection progresses, systems are evaluated and assigned an individual health and condition rating based on visual observations, available testing methods, and current condition assessment tools. We utilize modern technology and industry-accepted methods to assist in evaluating equipment and conditions at the time of service.

Each system is assigned an overall condition rating. A rating of Good indicates no visible or observable issues at the time of inspection and that the system appears to be operating as intended by the manufacturer. Lower ratings may indicate varying levels of concern, including conditions that may require attention. In rare cases, a rating may indicate an urgent issue that could pose a safety or health concern. When such conditions are observed, it is our responsibility to notify the owner or occupant. However, all decisions, actions, repairs, or remediation following our evaluation remain solely the responsibility of the customer.

HomeGuard-PRO inspections are limited visual evaluations and are not exhaustive. We are not responsible for any conditions, defects, or hazards that existed prior to the inspection, that were not visible or accessible at the time of inspection, that develop after the inspection, or that were not detected despite reasonable inspection efforts. Certain conditions may be hidden, intermittent, concealed, or may change over time, and therefore may not be discoverable during a standard inspection.

HomeGuard-PRO shall not be held liable for any injury, damage, loss, or harm resulting from conditions present in the property, whether identified, unidentified, documented, undocumented, or missed during the inspection. Inspections are not guarantees, warranties, or predictions of future performance or failure.

HomeGuard-PRO does not perform repairs, remediation, corrective work, or ongoing monitoring of any systems or conditions. Our services are strictly evaluative and informational in nature.

Customers are encouraged to point out any specific areas of concern to the inspection team at the time of service. Failure to do so does not create liability for HomeGuard-PRO.

Photographs included in inspection reports are for documentation and reference purposes only. The presence of a photograph does not automatically indicate a defect or issue. Many images are general reference photos of the property, including exterior elevations, structural components, and accessible areas.

All photos and inspection data are securely stored using encrypted storage systems and protected backups. HomeGuard-PRO does not utilize unsecured or publicly accessible cloud storage. All information related to your property is handled with confidentiality and reasonable data protection measures.
